Relocating to Texas/Irving area/zoning laws!!

Hi,

Will probably relocate to the Irving area this year and am kind of wondering whether I'm up against an up-hill battle.
Heard a lot (too much) about guys in hot water over towers and stuff and am wondering if anyone could provide some pointers?  I am not sure if I will actually be living in a house, but I assume I'd need to go off the beaten track enabling any kind of tower, am I right?

Actually the biggest problem in the Dallas area is not zoning but restrictive covenants.  If you plan on buying a home, look for older homes (pre-1980 or so) as they often do not have restrictions on antennas.

My home is in Dallas...built in 1978...no restrictions...city ordinance is 60 feet with a simply permit, up to 100 feet with a Special Use Permit.

My realtor is also a ham and knows the area and what we are looking for...email me for a name and number.

Hi Tom,

Real great to have somebody come back. I sure am much obliged for the
info.

I would most likely be renting a place for starters, HI.  My company has
offices in Irving and some of colleagues live within a 10 mile radius, but
they got flats which doesn't sound that great for my purpose;=)

Incidentally,  are there any clubs that are particularly active?  Sure
wouldn't mind becoming member.

Tom is correct about restrictive covenants on neighborhoods built after about 1980.  I bought a home in Plano, TX that was built in 1975.  When I was looking for a house 7 years ago, I found that all neighborhoods built after the CB boom of the late 70's had CC&Rs restricting outdoor antennas while neighborhoods built in the 60s and earlier had overhead power lines and power line noise problems.  I used the AM radio in the car to check for electrical noise before spending a lot of time looking at houses.  I also bought some topographical maps so I could identify locations on high ground.  Eventually found an excellent tower site that also had a good house at a good price!

If you are moving to the DFW metroplex, you will need Mapsco brand map books for Dallas and/or Fort Worth.  All real estate will refer to the Mapsco location, Dallas Mapsco 657U for my case.  Good luck!

Hi Tom,

Further on your realtor friend.  I assume he is interested in selling property only.  Would he or someone else know who to contact to discuss renting a place?  Renting a house probably carries a high price.

Reminds me of an ad I saw in RADCOM years ago along the lines of "80ft Versatower for sale, tiltover model with spare winch assembly, £65,000....plus 3 bed semi-detached in quiet street"!!!

England is not very user friendly when it comes to planning permission for towers!

Sorry about taking ao long to get back, but I don't check in here often.  

My realtor sells real estate although he may be able to help with rentals.  He lives and works out of Plano, so Irving may be a bit out of his way, but I'll ask him.

Rentals may present other problems with antennas.  I've always managed to get something in the air, but you not only have restrictions and zoning, but a landlord as well!

You'll have to look around and talk to the owner or agent to see what may or may not be allowed. I lived just north of Irving before I bought my house and I had an 80 meter inverted vee in the air.  I fed it with ladder line and used the tuner to operate on all bands--not a great situation, but better than QRT!

There are plenty of clubs in the DFW area. The two I belong to are the North Texas Contest Club and the Richardson Wireless Club.

currently.

Looked around the area today, but a lot of places
I will need to still find out about.  Too bad I don't have 2m hand-held that could've enabled me to
contact some of the local hams.

I live nr Downtown Irving (west side of downtown) and know of no restrictions (but have not checked for restrictions either). My neighbor (lives behind me), has a 60 foot tower with a 20m monobander on it and has had it up for years. I would think that Irving (especially the older areas) would not have antenna rectrictions. Myself, I just have a 36 foot pushup pole with a G5RV on it. Have had no complaints from the city or neighbors. Irving is a very frindly and multi-cultural city. A great place to live and be a Ham Radio Enthusiast. Has a great Ham Club and an active RACES group. The club repeater is on 146.72 -600.

If you do choose Irving, I would like the chance to show you around sometime.

I just moved down here too and the realtor investigated a house we wanted to buy in the Weatherford area.  All was okay, in fact, three towers within a block from me.  However, when we closed, we got this Deed Restrictions that we not found until then that stated no tv or radio towers on any plot not occupied by a structure (house) which must be approved in writing prior to construction.

First, by reason of abandonment, they haven't obviously enforced this restriction.

Second, what is read in thie restriction is that you cannot put up a tower on a lot that doesn't have a home on it, the style and square footage has to be within a certain guideline.   Mine is an existing home.

Thirdly, these were written 30 years ago, and judging by all the tv antennas, masts, dishes, etc., it should not be an issue, at least not the way I read the restriction.  

I am putting up a tower period.  If two to three others can have them, so can I.
